Below you’ll see several projects we are currently in the process of underwriting and acquiring.  All of these opportunities are based on acquiring the property and leasing it back out on a [NNN] triple net lease.  We can cultivate or manufacture the product and make a lot more, but for us this is an easy way to get access into this sector without a lot of exposure.   We will allow up to 90 days from delivery at no-rent to allow the tenant to improve the building to obtain their Certificate of Occupancy.

It’s not uncommon for TI budgets in this industry to be over $2 million dollars on some of these larger buildings, this puts us as the landlord in a very good position as the tenants are committed to heavy improvement costs and if they leave the improvements stay with the building.

Our goal in this strategy is to buy property located within the States GreenZones that we can then lease out in 3-5 year increments.  We know this segment is growing at a rapid rate and it is estimated to do over 1 billion in California in 2018.  Our goal is to acquire as much land and property in this “Zone” as possible to convert over to Cannabis industry.

Because the permits STAY with the property, this only increases the value, and as this industry gets it’s foothold the value will only increase exponentially.  So our goal is to buy as many of these industrial complexes, properties and buildings in the next 2-3 years to become one of the largest land holders in the GreenZone.  We are currently creating multiple funds to accomplish this, if you are interested in finding out more, getting involved or Investing in a project just click Participate in this deal on the project Details Page
